Harlow is a 130,000-square-foot office owned by Hudson Pacific Properties and located in Hollywood, CA. The commercial office building achieved LEED v4 BD+C: Core and Shell Gold and Fitwel 2 Star Certification. This innovative project was featured in the Business section of the Los Angeles Times print edition, in Urbanize LA, and in a USGBC National LEED Project Spotlight. In August 2019, it won the Silver Award in the “Unbuilt” category of the Commercial Property Executive Distinguished Achievement Awards.
The project focused on limiting urban sprawl, creating a sustainable site, conserving water, optimizing energy performance, installing environmentally preferable products, and prioritizing the health and well-being of the occupants.
Located in Hollywood, CA, the project is located within walking distance of several amenities and transit options, reducing the need for personal car use. Harlow reduced light pollution and heat island effects by incorporating materials with high SRI values and minimizing BUG lighting. Rainwater is captured onsite and reused for landscape irrigation, overall reducing the outdoor water use demand by 100% and low-flow Water Sense labeled plumbing fixtures reduce the indoor water use demand by 37%. By focusing on energy efficiency measures, the energy model demonstrates a 30% energy cost savings for the whole building. The construction team excelled by diverting 87% of the construction and demolition waste away from the landfill, thereby reducing methane and carbon emissions. The design team focused on specifying environmentally preferable products and the construction team followed through with verifying that they were procured and installed. The permanently installed products are comprised of 30 weighted EPDs, 22 weighted HPDs, and 40% are responsibly sourced materials.
The LEED Gold and Fitwel 2 Star certified building creates a sustainable, healthy, and productive environment for the occupants to collaborate and enjoy.
