The world-renowned law firm Hogan Lovells spans across two floors of the SunAmerica building located at 1999 Avenue of the Stars in Century City, Los Angeles, California. This project covers 32,000 square feet of space on the 12th and 14th floors, and features an open and collaborative environment with wide use of interior glass that allows natural daylight to reach the majority of the interior space. The increased use of glass also enables all users of the space to take full advantage of a magnificent 360-degree view of Los Angeles.
Informal conference rooms such as Huddle Rooms and Focus Rooms, as well as ‘Commons,’ have also been introduced as communal space that encourages interaction and collaboration at all levels. The two floors are connected by an impressive open staircase that invites the users of the space to easily access amenities on both floors; such as the Commons on the 12th floor, as well as the main conference rooms and reception area on the 14th floor.
In addition to maximizing daylight throughout the space, LED lighting for all interior lighting lumens and task light applications were specified to enhance energy efficiency within the project. The LED lighting designed into the Hogan Lovells space turns on and off automatically when daylight is not present in a room. These innovative daylight responsive controls, in combination with occupancy sensors, make this project’s lighting control system super energy-efficient. In addition to the efficiencies seen in the lighting, almost all appliances including refrigerators, microwaves, and office equipment such as printers are specified as Energy Star certified equipment.
This project also includes GreenGuard certified materials throughout both floors, which improves indoor air quality due to low Volatile Organic Compound (VOC) emissions from paints, flooring, furniture, and adhesives and sealants. Along with this, the project team specified 24 percent total recycled content for all materials used. During construction, the project team even contributed back to the materials manufacturing stream by recycling or salvaging 76 percent of all materials used on-site.
Overall, this Southern California hub for Hogan Lovells is spectacularly designed, as well as climate-change ready. The project team successfully implemented a combination of low-flow toilets and faucets which enabled the office space to achieve a 39 percent baseline reduction in water-use. This large cutback in water-use is crucial for any building, but especially one located in a drought-stricken city such as Los Angeles.

The Arcadia Mental Health Center is a single-story mental health clinic owned by the Los Angeles County Department of Health Services. The clinic is located in Arcadia, California, and was built to accommodate 2,400 outpatients annually. A major project goal included providing a healthy environment for the Center’s patients.
The project is situated in a walkable area within a half mile of many basic services that occupants can easily walk to without a car, including restaurants, a bank, grocery stores, and a post office. The building is also situated with easy walking access to two public bus lines within a quarter mile of the project, which promotes the use of public transportation rather than private vehicles. More than 78 percent of site open space is vegetated with a selection of native and drought tolerant plant species. Natural vegetation is close at hand, but irrigation water needs have been minimized with a 51 percent reduction in landscape potable water use.
Patient access to natural light and views was prioritized at the Arcadia Mental Health Center. Due to very limited project site area, a narrow building footprint and glazing scheme was developed that lends itself well to providing abundant daylight and views opportunities. The project capitalized on natural light by providing 90 percent of regularly occupied spaces with daylight and 96 percent of regularly occupied spaces with a view to the outdoors. The project used LED lighting with individual controls of switches and occupancy sensors to reduce energy load where electricity is required.
To maximize indoor air quality for patients, the project team specified adhesives, sealants, paints, coatings, flooring systems, composite wood, and agri-fiber products which emit very low levels of Volatile Organic Compounds (VOCs). In order to maintain a healthy occupant environment post occupancy, the project team implemented a Green Cleaning Program to address ongoing indoor air quality standards and limit occupants’ exposure to VOC’s and other potentially harmful chemicals during the project’s ongoing operations.
